Body Piercing Aftercare & Healing Essentials

That is, with the same kind of care, cleanliness and attention that you would to a serious injury to make sure that you don’t scar or get an infection. There are two different types of body piercings to consider: non-oral and oral.

Non-oral body piercing aftercare Keeping your piercing clean can’t be stressed too much! It just can’t. Twice a day, every day, without fail. No excuses. Use a mild antibacterial soap that doesn’t have fragrances in it, such as Provon® Antimicrobial Lotion Soap or Satin® Therapeutic Skin Cleanser, both of which are approved by the Association of Professional Piercers (APP). The best place to clean your piercing is usually in the shower, where the warm water will help you loosen and remove those crusties around the base of your jewelry. Use a cotton swab or a Kleenex to remove these, and then throw the swab or Kleenex away. Never use a washcloth — these things are breeding grounds for germs and bacteria! The same for bath towels after your shower! Then, with clean hands, gently cleanse the area with the soap and turn the jewelry so that the soap gets in the piercing and let this sit for a minute or two. After rotating it again, rinse thoroughly with warm, clear water. Make sure you get all of the soap out to prevent irritation. The rinsing is very important, so try to be thorough without irritating the area. It often helps to cup your hands and drizzle water over the area, since the shower stream can be a little too hard to aim directly on the area. Don’t forget your sea salt soaks After cleansing, a sea salt soak helps to draw out any piercing infection and impurities while soothing the area and calming any inflammation that may be present. Mix about ¼ teaspoon of sea salt with 8 ounces of warm water. Using a disposable cup, soak your piercing in this for ten minutes the first time, and five minutes each time after that. If your piercing is in a location that makes this difficult, apply the solution with cotton swabs, tissues or some other disposable product that’s soft and clean. Never use a hanky, washcloth or any other item that is going to be reused. Always pat your piercings dry with cotton balls, cotton swabs or tissues — don’t rub them, pat them. This reduces irritation and possible tearing of the skin and helps promote healing. Although it seems to be a minor step, keeping your piercings dry is actually an essential part of piercing aftercare because it reduces the opportunities for bacteria to breed (they love a warm, moist place to play). If you aren’t sure about mixing your sea salt soaks properly or it’s too inconvenient, there’s a new alternative on the market that’s less messy and is portable. H2Ocean® Piercing Aftercare Spray is a pre-mixed sea salt solution containing lysozyme, a natural antibacterial that is gentle to the skin. Simply spray it on the area and allow to drip dry; it’s easy to use because of their patent-pending compressed air delivery system that produces a fine mist. This product is guaranteed to heal navel piercings in only a month and a half if used regularly and is highly recommended by numerous piercing communities like BME and Prick magazine. H2Ocean® also comes in a portable size for your pocket or purse, which makes piercing aftercare away from home easier. X-pressions Piercing Aftercare Spray is also available for both oral and non-oral body piercings and is a mild antibacterial solution with purified water in a non-aerosol, pump spray with a pleasant, peppermint flavor. Once a day (not more often, because you’ll be unnecessarily irritating the area), check that the ends of your piercing jewelry are firmly screwed on. But wash your hands with antibacterial soap first. And now, a few “don’ts”

  • Don’t ever put hydrogen peroxide or alcohol on a piercing — they are too drying and will delay healing.
  • Don’t ever use Neosporin on a piercing — it can actually trap bacteria. Read the label; it actually says, “Not for puncture wounds.” Guess what? A piercing is a puncture wound.
  • Don’t ever remove your piercing jewelry before the piercing is completely healed, which may take months or up to a year. If you suspect a piercing infection, see your piercing professional or doctor first.
  • Don’t sleep on your piercing until the initial healing phase is over.
  • Don’t wear tight clothing over your piercing during the initial healing phase.

Oral piercing aftercare During the first three to six weeks after an oral piercing, rinse your mouth with an antibacterial agent after every meal to kill bacteria and make sure not tiny food particles aren’t lodged around your piercing just waiting to fester and turn into problems later. There are several excellent products on the market for this, including APP recommended Biotene and Tech2000 Dental Rinse; these have the proper ingredients and have the right potency to get the job done without being too strong. Don’t bother with mouthwash, because it’s not strong enough to do anything but cover your bad breath, which won’t be much consolation when you have a swollen, tender tongue because of improper aftercare. You can also use a commercial antibacterial rinse, but dilute it so that it isn’t too strong. If your tongue develops a whitish or yellowish look, your mouth rinse is too strong and will slow healing. Sea salt rinses … ahh! Mix the familiar warm water solution of 8 ounces water to ¼ teaspoon sea salt and swish this in your mouth for 15-20 seconds after drinking anything other than water and after smoking. It’s not only an aid to healing, but can be very soothing to the pierced area. If your oral piercing is sore or swollen, you can find some relief by allowing crushed ice to melt in your mouth. Popsicles, ice cream and the like also work, but will need to be followed up, like everything else, with a sea salt rinse (or H2Ocean®). Brush, brush, brush You can keep your tongue and piercing as clean as you want, but if you don’t brush your teeth well, you’ll still have millions of bacteria in your mouth. Try to brush your teeth three times a day during the first several weeks of healing. Buy a new soft-bristle brush that will be gentle on your piercing. Don’t use a brush that you’ve already used before your piercing, as it will harbor old germs. You should also gently brush the balls on the ends of your piercing jewelry to prevent the natural build-up of plaque on your jewelry. Oral piercing “don’ts”

  • Don’t smoke, chew gum or use snuff or rub during the healing period; these increase the risk of piercing infections astronomically.
  • Don’t play with the piercing jewelry or click it against your teeth; this can cause cracking of your tooth enamel.
  • Don’t engage in any activities, including kissing, that exchange body fluids during the initial healing period of several weeks.

General tips to improve healing success Proper piercing aftercare is the primary reason for a successfully healed body modification, but your overall health and how well you take care of yourself is also a contributing factor. If you are run-down or your immune system is compromised, you will not heal as quickly and you will be more prone to infection. For that reason, you should keep in mind a few things whenever you have any kind of piercing in order to help ensure that your piercing aftercare measures are given the best chance of success:

  • Drink plenty of fluids, especially water. Eight glasses of day at the very least.
  • At least eight hours of sleep a night
  • Try to limit the amount of stress in your life
  • Vitamin C and Zinc supplements to help speed the healing process
  • Lots of fruits and vegetables, and a multi-vitamin if needed
  • If the pain bothers you, take Ibuprofen. If you are comfortable, you are less likely to fidget with the piercing.

Signs of trouble Even with excellent piercing aftercare, there will be some swelling at the site of a piercing for a few days. You’ll also have some clear, watery discharge and perhaps some mild bleeding. The bleeding will usually stop within 24 hours, while the discharge may last for several days or weeks. This is simply drainage of the wound and actually helps prevent piercing infection. Signs that the piercing is in trouble include:

  • Discharge that becomes noticeably thicker and is yellow or green in color. This is a sign or infection and should be checked by a doctor.
  • Inflammation that lasts longer than a few days, with redness and irritation. See your piercing professional or doctor.
  • Red streaks from the piercing site and a fever, along with body aches. See your doctor.
  • Hives, redness, itching and irritation around the piercing, which may signal an allergic reaction to the piercing jewelry. Your piercing professional can try replacing it with an alternative metal.
  • Difficulty breathing or wheezing after your piercing, or a feeling that your mouth or throat are swelling closed. Seek emergency attention immediately!

So how long does all this healing take? If you perform your piercing aftercare properly, your body piercing will heal cleanly and leave you with a beautiful new piercing with no scarring, migration or keloids. The time it takes to achieve this, however, will vary depending upon what kind of piercing it is. The general timeframes listed below are just for reference. All of these depend upon your individual body’s response, how much stress you are under and a thousand other variables. Earlobe or Eyebrow: 6 – 8 weeks
Genitals: 4 weeks – 4 months

Navel: 6 – 18 months
Nipple: 3 – 6 months

Body Piercing Jewellery

Body piercing jewelry refers to jewelry pieces that are manufactured especially to be worn in pierced body parts, be it earlobe piercing or tragus bars, eyebrow piercing or nipple piercing or the more recent navel piercing. The market for body piercing jewelry is expanding at a rapid pace, all thanks to the latest trend to get a piercing. Almost every part of the body can be pierced easily and safely as long as you go to a certified piercing artist for the same. While body piercing jewelry was earlier used primarily for the purpose of self adornment, today it is viewed more in the light of self expression.A gamut of ornaments is produced in the name of body piercing jewelry. These include earrings, era studs, bar bells, tongue rings, captive bead rings, labrets, eyebrow rings, logo body jewelry, piercing stretchers and so on and so forth. Each of the above mentioned jewelry pieces are available in a wide variety of materials that range from stainless steel and sterling silver to gold plated Zirconium and titanium pieces. If you are getting a fresh piercing, you should pick up a body piercing jewelry that is made of softer materials such as Bio Flex or Bioplast that reduce the healing time and have lesser risk of being rejected by the body.A piece of jewelry can never be complete without accessories and this is equally true for piercing jewelry that often comes with threaded embellishments, dangling logos or designs that have been embedded with gems or multi colored beads or balls that you can change everyday to complement your outfit. Just like everyday gold or silver jewelry, even piercing jewelry needs proper maintenance so that they last long and offer you greater value for your hard earned money. For instance, you should take care not to soak your acrylic body jewelry in alcohol or else it may become brittle and shatter. Moreover, alcohol will also dissolve the adhesive used to attach acrylic balls to the steel gauze thus making them prone to falling off. Similarly, if you have been using a threaded accessory with your piercing jewelry for a long time, you should check it at regular intervals to ensure that it has not become loose. In case you have a blinking and flashing or a vibrating tongue ring, you should check their batteries on a regular basis. Lastly and most importantly, always touch your body piercing jewelry with clean hands.

Don’t ever try to pierce yourself or even let a friend use one of the body piercing kits, your risk of infection is very high. The professional piercer puts their reputation on the line by doing body piercing and knows well the power of word of mouth advertising and will not risk their reputation with poor sanitary conditions. If your unaccustomed with a watch how they interact with their customers and how they handle their equipment, the freshly sterilized tools should be kept in separate tray from the used and contaminated ones waiting to be sterilized. Automotive Vibration Troubleshooting – The Three Types of Driveline Vibration

There are several different possible causes for a driveline vibration. Your wheels, tires, axles, driveshaft, transmission, clutch or torque converter and engine components are all rotating at a high rate of speed, and any one or more of these components can create a vibration if they are worn or out of spec. Worn or broken engine or transmission mounts can transmit normal vibrations that usually aren’t ever felt, and accidental body contact with the engine, transmission, or exhaust can also be misinterpreted as a driveline vibration. The first step in diagnosing a classic car vibration is to determine exactly when and under what conditions the vibration occurs. There are three basic types of vibrations:

1. Engine RPM related – If the vibration is related to engine RPM, it will occur in all gears (and possibly even sitting still) at a particular engine RPM or above. This vibration usually can be attributed to the engine itself or anything else that turns at the same speed as the engine, such as the harmonic balancer, flywheel or flexplate, pilot bearing, pressure plate, torque converter, or transmission input shaft. It is also possible for body contact with the engine, transmission, or exhaust to cause an engine RPM related vibration. Worn or broken engine or transmission mounts can contribute to this problem. When driving the vehicle with the vibration present, maintain vehicle speed and try shifting to a lower or higher gear. If the vibration changes or goes away while maintaining the same vehicle speed, then the problem is not related to engine RPM. 2. Vehicle Speed related – If the vibration is related to vehicle speed, it will not be present until you reach a certain speed, and then it will usually start gradually and then become worse as speed increases. In some cases, it will decrease at some point, and then come back again at a higher speed. This type of vibration could be related to your wheels, tires, axles, differential, driveshaft runout, balance, or angles, universal joints, or transmission output shaft. Try the same driving test as above. If the vibration is present in third gear at 50 mph, but shifting to fourth gear at 50 MPH makes the vibration go away, then it is not going to be vehicle speed related and you can usually rule out any rotating component that is further back than the transmission output shaft. At a given MPH, your output shaft, driveshaft, axles, wheels and tires are all turning at a constant speed, no matter what gear the transmission is in. 3. Accel/Decel/Cruise related – A vibration that changes depending on whether you are accelerating, decelerating, or cruising at a steady speed could have quite a few different causes. Generally, this will be related to driveshaft angles or a worn or broken part, instead of something being out of balance. Think about what changes when the engine is under load. The engine and isolator mount loads shift; the load on the pinion bearing changes; your driveshaft angles change, possibly more than they should due to a broken engine or transmission mount; your exhaust, shifter, transmission, etc. could be contacting the body only on accel or decel; if the car has been lowered (or raised), your suspension snubbers could be contacting the body prematurely. A vehicle works as a system, and you have to understand the relationships between all the different parts when you are trying to diagnose a driveline vibration. Determining if the vibration is related to engine speed, vehicle speed, or engine load will help you narrow down the list of possible culprits, and keep you from wasting your time looking in the wrong places. Automotive Retailers Can be Saved by LivePresencecom and BDCsoftwarecom

Can Technology Save Automotive Retailers? CRM systems can run into the millions of dollars and take over a year and half to implement-in the automobile retail space – in which simple database consolidation can run from $65,000 to $125,000 a year in annual licensing fees alone – the problems of communicating, wooing and retaining customers are not easy to fix. The problem stems from a lack of connection between dealerships and customers that no IT system can solve alone. The automotive industry is a classic example of this disconnect. On average, interaction between an auto company and a customer occurs 1.2 times per year. That simply does not provide enough data to answer such crucial questions such as, which people should get what offer on which product at what time? Who’s responsible to connect to the customer post purchase- sales consultant-parts personnel-service advisor? For dealerships that have implemented a business development center this should be its focus but rarely is. In my ten years in this industry, I’ve found that business development centers tend to morph into internet departments which rely on appointments set that result in a vehicle purchase to establish a return on investment. This is due because nine times out of ten a Business Case was never drafted to show the real financial benefit to a business development center or CRM system. Companies need an approach to CRM that marketers – and customers – can embrace. Embraceable CRM starts with a simple premise; the most important part of the database is the data. To gain the information necessary to embrace the customer, relationship programs must be based on three principles: · First, they cannot wait until the first purchase is consummated to begin to understand consumer preferred method of communication, instant message, text message, phone, and direct mail. The key is to recognize that different customers would like to communicate with the dealership through different channels at different times of the day. Effective CRM systems must dive deep into the purchase decision before the purchase is made. Call this communication channel.· Second they need to log the interests, concerns, desires, and habits. The key to unlocking value is to recognize that different customers follow different purchase paths. Effective CRM systems must dive deep into the purchase decision before the purchase is made. Call this purchase-cycle intimacy. · Third, because different customers follow different ownership paths, effective CRM systems must link deeply and broadly to the individual’s ownership experience – the consumer’s relationship with the car throughout the ownership cycle. Call this Lifecycle management.Acting on these principles requires companies to bring otherwise separate technology programs together in complementary ways. For example, online engagement solutions (live chat or instant messaging) make it increasingly possible to capture valuable insights about consumers at the beginning of the purchase process. Live Chat software is quickly becoming a valuable and cost effective tool to the dealership -is proving to be excellent tool to engage consumers in dialogue while they are perusing the dealerships web site. Online activity at home or in the office represents another vital opportunity to achieve purchase-cycle intimacy. The bursting of the e-commerce bubble should not obscure the fact that some 75% of consumers in the U.S. use the Internet at some point during the automotive purchase process.Multi-channel CommunicationNow consider what happens to a dealerships ability to achieve and use communication channel with purchase-cycle intimacy when these tailored consumer engagements move from the Internet into the CRM solution for Lifecycle management. Live-Presence has entered into the automotive space with the ability to integrate with CRM products from Reynolds and Reynolds, ADP, its sister company BDC and heavy weight player Microsoft CRM.Even with bail out money in place, dealerships need to communicate to their prospects in their preferred method. Customer and prospects are growing accustom to the speed and convenience of instant messaging, text and email and to be delivered at a time which is convenient to them. Data flowing back to manufacturers and dealers will enable them to tailor follow-up campaigns that effectively bridge the gap between marketing and sales. The ability to develop incentive packages tailored to be delivered in the preferred communication channel of the customers through the purchase cycle and lifecycle management to get customized packages in front of receptive audiences. Vastly more preferable and effective to placing a full page ad in the local newspaper that costs thousands of dollars per week offering that same package to everybody. Those dealers that think riffle marking over shotgun will find themselves riding the crest of the wave out of this downturn. FootnoteAs I wrote this article; I have four methods of communication open on my desktop with my office and cell phones sitting on my desk with skype open for international clients to contact me by voice over IP on the ready. Currently, I have three threads of communication going an email conversation and two instant messaging sessions. I’ve attended a webinar and received tech support by way of chat from my lap top vendor and while charging my IPod for a weekend on the slopes.Author: Eugene Gonzales, Founder of Business Development Concepts and Live Presence. http://www.live-presence.comhttp://www.bdcsoftware.com

Destination Tips If You Are Going to Formentera

Going to Formentera is easy. You will just need to take the ferry from Denia, Barcleona, Alicante, Palma or Barcelona. There are regular crossings during the high season (May to September), but outside on this season your options are a lot more limited and you will almost certainly need to enter the island at the port of La Savina on a boat that has come from Ibiza. The crossing to Formentera from Ibiza should only take 30 minutes, but the channel of Es Freus does have some strong currents which can slow you down on a choppy seas.Once you arrive at the port of La Savina, you will step off the boat to face the Tourist Information Office. This is a great first stop to pick up leaflets and maps, and chat to the staff about the best things to do. A nice lady named Carmen is usually at the office and more than happy to give practical advice and insider tips. What you decide to do will very much depend on how long you are planning to stay on the island. If it is just a day trip then you should exit La Savina and head to Es Trucadors.Es Trucadors is an amazing stretch of white sand beaches, coves, islets, turquoise waters, views out to Es Vedra and S’Espalmador, and rampant naturism. If you are offended by naked bodies soaking up rays of sunshine then this may not be the place for you after all. However, if that is not a problem then you can cycle there in twenty minutes from La Savina and enjoy the views. Of all kinds.

Commercial Property Appraisals And Property Valuation In Atlanta GA And The Southeast US – How Much Is My Property Worth Frequently Asked Questions

There exist many reasons for seeking professional valuation of your commercial property, from preparing to sell to seeking funds or investment to upgrade. Commercial property appraisals should be approached with the expert assistance of a licensed appraisal professional – who can most effectively and properly execute a property valuation in the Atlanta GA or surrounding area.

Following are some important considerations to note, and answers to frequently asked questions, provided by Fletcher and Company. Fletcher & Company is a full service land, residential, industrial and commercial Georgia Real Estate Appraisal Firm providing property appraisal reviews, appraisal reports and industrial property valuation throughout the southeast U.S. appraisal coverage area, including Tennessee, North Carolina, South Carolina, Alabama, Florida and Georgia, and metropolitan areas in and around Atlanta including Roswell, Macon, Columbus, Griffin, Lawrenceville, Douglasville, and Fort Valley.

1.  What is the range of services a commercial appraiser should provide?

A truly comprehensive professional appraisal services firm should provide the following services:

  • Appraisals for federal and non-federal related transaction lending situations
  • Tax assessment review, advice and appraisals
  • Advice in eminent domain and condemnation property transactions
  • Dispute resolution – divorce, estate settlements, property partition suits, foreclosures and zoning issues
  • Feasibility studies

    Capitalization rate studies

  • Market rent and trend studies
  • Expert witness testimony
  • Land utilization studies
  • 2.  What property types are typically covered by a commercial property valuation agency?

Commercial appraisal service providers in the Atlanta, GA area typically provide coverage for:

  • Apartment Buildings & Complexes
  • Office & Retail Condominiums
  • Industrial Condominiums
  • Hotels and Motels
  • Industrial Buildings
  • Mixed-Use
  • Self-Storage Facilities
  • Shopping Centers
  • Office Buildings
  • Retail Buildings
  • Subdivisions (Commercial, Residential, Industrial)
  • Mobile Home Parks
  • Vacant Land
  • Farms
  • Restaurants
  • Nursing Homes
  • Gasoline/Convenience Stores
  • Resort Property
  • Religious Facilities
  • School Facilities
  • Single-Family Residential
  • 2-4 Unit Multi-Family Residential
  • Rock Quarries
  • Golf Courses
  • Hangars
  • Marinas
  • Car Washes
  • 3.  When hiring an appraiser, what questions should I ask?

To be confident and sure that the commercial appraisal firm you’re considering is qualified and experienced in their work, the following questions are appropriate:

  • What type of professional designations do you have and from whom?
  • Are you licensed or certified in the states you practice?
  • Like any job you are contracting out, it pays to compare the resumes of appraisers whom you are interested in having prepare a bid. This is the first place to start.

    4.  What appraisal approaches will be used in appraising my property?

The three most commonly accepted valuation approaches to value are the “cost approach”, the “sales comparison approach” and the “income approach”.

The cost approach combines the value of the land and depreciated site improvements with the depreciated value of the building. The sales comparison approach compares the property to others and adjusts for differences. The income approach takes market rents, subtracts a vacancy allowance and expenses, and takes the resulting net income and turns that into value using a capitalization rate.

It is rare that all three commercial property valuation approaches are done, and isn’t typically required. Appraisal theory has largely discredited the cost approach as reflective of market value and commercial appraisers seldom provide it except in newer construction and special purpose properties.

The sales comparison and income approaches are the primary valuation methods used for commercial properties. Even then, there are times when one of these approaches does not reflect the market and although it might be performed, it is given little or no weight in deciding on the final value conclusion.

    5.  How are approaches to value selected for use in preparing a bid?

Fees for professional commercial appraisers will typically reflect the cost to perform two approaches to value, usually the sales comparison and income approaches. Even if a particular approach is not performed, time is still invested in searching and analyzing data. This occurs most frequently in areas where too few comparable sales occur. There are times when a third party, such as a lender, will require the cost approach to be performed. Let your appraiser know beforehand if this is the case.

    6.  If I don’t like the appraised value, what can I do about it?

That depends upon many things. The best place to start is to speak with the appraiser(s) who signed the report. It’s possible that he/she may have overlooked one or more important factors which affect the value of your property; if you mention it in your conversation, you may find the appraiser willing to reconsider the value conclusion. Of course, if you are not their client (such as when your bank orders the appraisal), they are not required to speak about the appraisal and may be in violation of the licensing law or professional standards if they do so.

It’s important to remember that the appraiser is an unbiased third party. Their job is to find out the good and the bad about a property and report it, not to favor a direction. The better appraisals are round-tabled by professional review staff and carefully scrutinized before they are released, so you get the benefit and knowledge of more people than just those involved with the report.

If you are still dissatisfied, you can get a second opinion by hiring another appraiser or insist that a review appraisal be performed on the original report. If there is a large discrepancy in value, you or a third party may be able to negotiate an intermediate position.

    7.  How much do commercial property appraisals cost?

Every appraisal is different, so fees are quoted individually on a per job basis. Generally, prices depend on the number of properties and the complexity of the assignment, though appraisals used as evidence in court cases command a higher price. Fees are normally calculated based on the number of hours it takes to do a report and the fee structure of the personnel involved, with modification for overtime if a rush assignment is required.

    8.  Why do special purpose properties cost more?

Special purpose properties require research of a wider trade radius, sometimes the entire United States! Fees are based on time estimates, so the more time that is invested in finding comparable properties, the higher the fee. Also, the market analysis section of the report many times requires a greater amount of research time and it is not uncommon to have to purchase studies performed by industry experts to properly show the dynamics affecting the property type.

    9.  What is a typical turnaround time?

Commercial appraisal delivery times typically range from two to four weeks, depending upon the complexity of the property and your needs. It requires one to two weeks to do the research, verify the factual nature of the information, perform a market study of the area and write the report. Typically, delivery times less than two weeks are rush orders and they command a price premium.

    10.  How can I help shorten the turnaround time?

The number one way to help shorten the turnaround time is to provide your commercial or residential property appraiser with the written information they need as soon as possible. Copies of leases, deeds, rent rolls, income and expense statements and other items listed on our engagement letter are the needed as soon as possible. Delay in providing one or more of the necessary items will almost always result in a delay in the appraisal process.

    11.  If you don’t come up with the value I want, do I have to pay for the appraisal?

Appraisers must maintain a third party position to your transaction. No appraiser can accept an assignment where bias could be interpreted. USPAP has a phrase used verbatim by many appraisal firms on their letters of transmittals:

“Our assignment was not based on the reporting of a predetermined value, a direction in value that favors the cause of the client, the amount of the value opinion, the attainment of a stipulated result or the occurrence of a subsequent event directly related to the value opinion.”

USPAP is very clear on this issue. Appraisers cannot be advocates for any client. Although it may seem unusual to some users to have to pay for a report that did not provide them a favorable outcome, appraisers governed by appraisal licensing laws must remain objective.

If there is any uncertainty in the value, clients should have the appraiser perform a restricted appraisal first and then upgrade the report to a summary or self-contained if the value is satisfactory. This is acceptable appraisal practice and one not often suggested by an appraiser.

    12.  Why are the fees for commercial appraisals so much higher than residential appraisals?

There are many reasons why there is such a great discrepancy. The most important difference is the amount of time it takes to prepare each type of report. Most skilled residential appraisers can do a residential report in a half-day whereas a skilled commercial appraiser needs at least a week.

Residential reports are on a common form with a standardized property type whereas commercial appraisals are mainly free-form documents with information that varies with the property type, market and client needs. Special use commercial properties take longer and can have a multi-state data search radius, thus making it more time intensive and costly to perform than more common property types such as office and apartments.

    13.  I paid my lender for the appraisal, therefore I should own it.

The appraisal is legally owned by the client, unless the lender “releases its interest” in the document, typically in writing to us. If the lender ordered it, they own it. If you just want a copy of the appraisal, under the Equal Credit Opportunity Act you can be given a copy of it upon written request of the lender.

    14.  If I didn’t order the appraisal, can I find out the appraised value?

Only if you ask the person who originated the order and they provide permission in writing. However, most appraisal companies cannot give you this information because it would violate the ethical standards governing their appraisal practice.

It doesn’t make sense to me to hire you (the appraiser) if I don’t know you’ll come up with the value I need. Can you give me a guarantee?

It is a violation of state laws and the appraisal licensing laws to provide a value opinion without doing an appraisal. Although a guarantee can’t typically be given, in some cases a restricted appraisal can be performed that will tell you what the property is worth. If the value opinion is acceptable, the report can be upgraded to a summary or self-contained format for a higher fee.

    15.  I paid for the appraisal. Why am I not entitled to get a copy?

The client is the person who engages the services of the appraiser, usually in the form of an engagement letter. Many times the lender is the one who issues and/or signs an engagement letter, making them the client. It does not matter who pays the bill. Only the client and those whom he has specifically authorized are allowed to receive a copy of the report from the appraiser. If the person who pays the bill is not the client, verbal or written permission is required for the appraiser to release the appraisal to anyone else.

    16.  My lender said I need to get an “MAI appraisal”. What is it?

The term MAI, which stands for “Member Appraisal Institute”, is a registered trademark of the Appraisal Institute. The Appraisal Institute is a trade organization. There is no such thing as an “MAI appraisal.” Persons requesting an “MAI appraisal” mean that the report should be prepared by an MAI designated member of the Appraisal Institute. Each appraiser needs to be judged by his/her merits rather than the association to which they belong. *Note – it is considered discriminatory by FIRREA to consider or not consider an appraiser for an assignment based on a trade designation. Fletcher & Company houses three appraisers that are associate members of the appraisal institute and one appraiser that is a CCIM candidate.

    17.  Will the market value equal assessed value?

While most states support the concept that assessed value approximate estimated market value; in practice, this often is not the case. Examples include when interior remodeling has occurred and the assessor is unaware of improvements, or when properties in the vicinity have not been reassessed for an extended period.

    18.  Shouldn’t market value approximate replacement cost?

Market value is based on what a willing buyer likely would pay a willing seller for a particular property, with neither being under pressure to buy or sell. Replacement cost is the dollar amount required to reconstruct a property in-kind. Rarely are they the same number.

    19.  My broker performed a market valuation. Why do I need an appraiser to perform one?

There are many reasons why valuations are required to be done by appraisers. First and foremost, the appraiser is an independent, third party. Many times, the appraiser is the only one in the transaction that does not have a vested interest in the outcome. This is the reason for the creation of the appraisal industry in the 1930′s. Another important difference between a broker’s valuation and that performed by an appraiser is that a licensed appraiser is bound by USPAP, whereas a broker is not.

    20.  What are the differences between an informal appraisal and a formal one?

Those outside the appraisal profession have different interpretations of formal and informal reports. When a client simply wants “a number” and not a long document, he/she will often call it an informal appraisal. Those outside the appraisal field often refer to the old “letter of opinion” report as an informal report, although terms such as “update appraisal”, “recertification of value” and “evaluation of real property collateral” have also been used. When USPAP became effective in the late 1980′s, appraisers no longer used this terminology because a letter of opinion and the derivatives above became a violation of multiple USPAP regulations. Now known as the restricted report format, appraisers are required to do substantially more work to issue this type of report.

    21.  I’m told there are three types of “formal” reports I can usually order. What’s the difference?

The final appraisal product delivered to you depends on the type of report specified by your agreement. The parameters of the three types of appraisal reports are defined by USPAP. The primary difference is in the terms describe, summarize and state. Describe means to provide a comprehensive level of detail, summarize is providing a more concise presentation of the information and state means to provide a minimal presentation of the information.

For “formal” reports, USPAP dictates that appraisers can issue three types of reports.

    Self-Contained:

In this report option, the appraiser provides all of his/her data and rationale that was used in the development of the appraisal. All conclusions and data sources are fully disclosed and discussed. Two practical tests can be used to determine if a report is a self-contained document:

    1. The content of the report fully describes the data, reasoning and each conclusion to such a degree that there is no need to consult other data sources or to inquire how the appraiser reached a conclusion.

    2. Information sources cited within the report are included in the document, within reason. Citing a book does not require the inclusion of the book in the addenda, but market studies or other material articles cited in a report should be included, especially if the appraiser relied upon them for supporting important conclusions. This is the type of report most often needed for commercial property lending.

    Summary:

In the summary report, the appraiser summarizes his/her findings rather than fully describing them. This is a much shorter report than a self contained and many lenders accept this reporting type. Most residential appraisals are done on forms that are summary reports along with non-complex commercial assignments. The appraiser may summarize the data and his/her conclusions without explaining the full reasoning behind them.

    Restricted Report:

This is the shortest type of report. A restricted report only states the conclusions of the appraiser with no explanation on how they were derived. Restricted reports are generally used internally or when a value must be reported quickly. Many clients order restricted reports when time is of the essence and then have them upgraded to a summary or self contained in the future.

An important caveat is that USPAP does not allow a restricted report to be used by anyone other than the client or someone intimately familiar with the property, so if the appraisal will be viewed by other third parties, a summary or self-contained report must be prepared. Appraisers cannot “recertify” this type of report to any other lender.

    22.  What type of report do I need?

The appraiser is in the best position to tell you what type of report you need. He/she is required by USPAP to determine the scope of the assignment, the function of the appraisal and use of the report. To do that, he/she will need to understand your needs, so the appraiser is in the best position to recommend one or more of the above choices and to counsel you on what choice(s) would be inappropriate.

    23.  What is the difference between a valuation and an appraisal?

The words valuation and appraisal are used interchangeably. There is no difference between them. The confusion began when lenders started using the term “evaluations” in the early 1990′s, implying that they were not appraisals. Soon, the “e” in evaluations was omitted. This issue has been addressed at length by the appraisal community and the Appraisal Foundation (the creators of USPAP) and an evaluation was found to be an appraisal. As discussed earlier, there are six possible combinations of appraisal and report; evaluations are not among them.

Careers, Employment – Check First the Emotional Atmosphere

We are all in a transitional stage daily as we all know the careers employment path has always been subjected.. Let us just say everyday is a process from chaos to creation and then to implementation. Any system is always subjected to gradual grinding to growth. The ideal thing to do is to not take things personally since we all have to adapt in the changes differently and we possess different personalities. But the fact of the matter is, we cannot stick with this ideal all the time because we are subject to emotions (no matter how irrational) due to our humanity and no matter how mature, professional, or old we think of ourselves.Always anticipate that changes often bring resistances and misunderstandings no matter how good the intentions abound or that the end goal is success for the company. Creating a win-win situation for everyone can become a strenuous activity in itself but it is necessary to cultivate in the long run. Having a win-win environment means an exchange of mutual respect, cooperation, and honest communication from both sides. Different ideas and opinions can create conflicts but finding a common ground and understanding where conflicts come from can create better solutions.Because at the end of the day, work output and healthy relations are what matter most and everyone knows that generally. The challenge there is knowing where to draw the lines and knowing how to remain kind. Being impartial on the job can be hard because you know you will encounter hostility every once in a while, so we all hope to find it in ourselves to still remain as understanding as possible even if people are already misunderstanding you. These all might sound too Pollyanna complex to most, but we can nod in agreement that keeping positivity no matter how different our attitudes can get saves the day most of the time. Put in some humor in there, too.Implementation of new rules or per se policies has never been quick and right away but more effective in gradual and positive reinforcement. We do not need to hurry letting all of us learn about work ethics and such. Having to say that we all grow at different rates, we cannot just grow mature or grow up for other people – it is a process we all have to go through on our own. The ability to allow each other growth and giving chances for each other to grow at the job can be Utopian management but it has no workbook or instructional manual to be able to attain. All we can do is to invest in the potential of all people to grow slowly but in a steady pace and hopefully contribute to the company’s productivity. We all have to adjust to each other; taking account of every one with the same pounds of importance no matter the designations because we all belong in the same company and we are more productive when we are interdependent to each other. As much as we can, we should avoid the path of becoming a one-man island or one-man show because this is not possible in a corporate or in any company. Interdependence respects individuality but fosters team work for more successful endeavors. The effort of a team is more fulfilling and effective because a team reinforces each member’s weaknesses and develops each member’s strengths. Team work and spirit rallies an individual to become part of the company by doing his part of the job.So, relax and find something at work that you enjoy doing so you learn to love your job and hopefully get along with others in the process. We can only focus on how we grow ourselves day-to-day and it makes it more effective in terms of productivity to watch out for ourselves rather than finding what is wrong with anybody else. In that way, when we manage to balance ourselves, we learn how to work around the difficulties not only in work but in our lives but in any careers employment.

    Caring for Your Fur Coats

When you purchase a fur coat, you are making a serious investment. We all know how luxurious this item is and therefore, it deserves special care. You cannot just drop it off at the dry cleaners and assume everything will be fine and dandy. Fur coats don’t require a lot of work, just a little extra thought. With the proper care and storage, your fur coat can retain its beauty for years to come.

Fur is durable. By its very nature it has to be. Furs can obviously handle the cold very well, but not heat. Don’t ever place your fur coat near a heater or anything else hot. Also, when storing your fur coat, do not expose it to direct light. This can cause the color to fade. Fur also doesn’t mesh well with water. A few drops of rain or snow is fine, but don’t wear your coat out in a thunderstorm or snowstorm. This can definitely damage the coat. If the fur coat does come into contact with water, simply shake it out and let it hang out to dry. Don’t be tempted to whip out the hair dryer to speed up the process!

Fur coats and friction also don’t do very well together. This translates to sitting for hours on end in a car or any other spot for that matter. Use caution when entering and exiting a car. If you are going to be sitting for a long while, it is best to just take the coat off. If it gets chilly, use that super soft fur as a blanket to keep you warm. If any spots become flattened, just shake it out. Got a spot of dirt on your fur coat? Don’t put any chemicals on it! It’s actually best if you don’t clean the coat yourself, but don’t take it to the dry cleaners either. You will need to send it to a furrier. They have the supplies necessary to clean the coat. They will use an environmentally friendly cleaning solution, along with sawdust or pumice and a lot of tumbling to remove those tough stains.

If your fur coat comes into contact with some bad odors that need to be removed, there is a simple method for removing the smell. Place the fur coat in a garment bag with fresh coffee grounds in a separate container at the bottom of the bag. Zip up the garment bag to allow the aroma to be absorbed. Stir the coffee grounds daily and check to see if the odor has dissipated. The smell should disappear within in a few days. If the coat smells too must like coffee afterward, leave it outside for a bit in a dry area until the smell leaves.

After winter, your fur coat needs to be stored, and not just hung in the closet. The heat of the summer will seep into your closest and can ruin the fur coat. Never store your coat in a plastic bag. The coat needs to be well ventilated. The best and safest way to store your fur for the summer is to send it to a furrier. They can provide special cold storage spaces to prevent damage and molting. Your fur is a luxury item and should always be treated as such to ensure its longevity.

If you are not capitalizing on these leads, you are missing out on hundreds of opportunities to get the most out of the best automotive lead generation tool – your own website.

Adding automotive live chat software to your website enables you to accomplish two goals with one interactive method. First, it gives you the ability to answer your website visitors’ questions immediately. This instant form of customer service enables you to jump right in and take care of your potential customers before they even enter your showroom. It also enables you to take automotive lead generation into your own hands and produce quality leads from customers who are ready to buy.

Second, automotive live chat software provides a proven successful system of capturing new leads. Your sales force then has the opportunity to convert these auto leads into sales. After the car chat operator answers the questions that the website visitor has, the next logical step is for the operator to schedule a test drive of the vehicle. Scheduling a test-drive appointment allows you to bring the customer service to the next level as the vehicle can be prepared, ready, and waiting for the customer when they arrive at the physical dealership location.

A lead that is generated directly from a dealership website always has a higher quality and a better chance of converting into a sale. Visitors to your website have one benefit in common over other leads from 3rd party automotive lead generation sources: There are interested in what you are selling. You’ve already conquered half the battle! Implementing an automotive live chat function such as Car Chat 24 on your website allows you to capture high quality leads without spending a lot of extra money.

A new era of technology and intelligent search abilities has been born and your customers are living in it. Web 3.0 has emerged and your business is operating in a Web 3.0 world. Creating the best customer service experience possible can mean the difference between taking your car dealership to the next level of success and leading it down a road bound for failure. If you’re not using automotive live chat software as part of your marketing efforts, you are not engaging your website visitors as much as you could be. Even worse, you are very likely losing up to 98% of your visitors every day because you are not capturing all of the leads you could be using a successful and inexpensive automotive lead generation tool such as live chat.

All about Acupuncture – The Power Of Needles

Acupuncture is a method that originated in China over 5000 years ago. It is a holistic practice that is based on the belief of releasing blocked energy or -œchi- in living beings. These energy lines circulate through twelve invisible energy lines known as meridians of the body. Each meridian is associated with a different organ system in your body so the needle insertions in each of these meridians reduce the respective disease associated with that meridian point.

What acupuncture can do? Usually people suffer from diseases when energy gets blocked in the meridians. When the needles are inserted into the specific points along the meridian lines, the balanced flow of energy is restored. Acupuncture works effectively because the needles stimulate the release of pain-relieving endorphins into the body, influences the release of neurotransmitters and also enhances the working of autonomic nervous systems. All About Acupuncture

Usually, when you say the word -œacupuncture,- people tend to cringe. Many people believe it is a strange and painful process where you are ruthlessly jabbed with needles. However, acupuncture has a very long and well-established history of healing. If you are considering acupuncture or you’d just like to learn more about it, we’ve got all the facts right here. What is it? Acupuncture is an ancient Chinese medicinal practice. In this practice, needles are inserted into a person’s body in order to relieve pain or improve health. The needles are gently inserted into various acupuncture points around the body that are believed to stimulate the nervous system. For example, constipation or stomach illnesses may be treated by inserting a needle under the left knee. (For a full chart of acupuncture points, click here.) The needles may be twisted and manipulated, as well, after entering the body. They are then left in the body from 15-30 minutes. Usually, the patient needs several treatments for best results.

How did it come about? Acupuncture dates back thousands of years. The earliest recorded evidence of acupuncture was found to be in the 2nd century BC, but some people suggest that it dates back up to 8000 years. Its exact origins are unknown, but it certain that acupuncture originated in China. It later went on to spread throughout Asia, specifically Korea, Japan, Vietnam, and several other countries. It made its first movement to Europe in the 16th century, when Portuguese missionaries described it upon their return from Asia. Acupuncture didn’t have a strong presence in American culture until the 1960′s and 1970′s, and the practice is still considered a bit unconventional in Western culture. What does it treat? The American Academy of Medical Acupuncture states that acupuncture can be used to complement the treatment of anything from muscle spasms and headaches to anorexia and persistent hiccups. You can see a full list of the conditions that it treats here. Acupuncture, however, is most commonly used to relieve pain. Does it hurt? The general consensus is that it feels like plucking a hair. You may feel a very slight discomfort upon insertion, but the process should be fairly painless. Many people say that once the needle is inserted, they don’t feel a thing. Where can I have it done? Acupuncture is offered in locations all around the world. A. Evans is a writer and editor for FitandFabLiving.
